DFW Airport Business Park is the latest big industrial sale


An international investor has added to its already large industrial estate near DFW International Airport.

BentallGreenOak, which has offices in New York, Toronto, London and Tokyo, has purchased three buildings in the DFW Park 161 business park on the east side of the airport.

The newly acquired warehousing and distribution buildings were completed last year and total over one million square feet.

The fully leased properties over 90 acres were sold by Perot Development Co. and its partner Invesco Real Estate.

The buildings are along State Highway 161 and near other properties owned by BentallGreenOak. Tenants of the properties include Pitney Bowes and Salata.

Jones Lang LaSalle’s Dustin Volz, Stephen Bailey, Dom Espinosa, Zach Riebe and Jack Copher brokered the sale. Terms of the transaction were not disclosed.

In late 2020, BentallGreenOak purchased the 1.4 million square foot Gateway Logistics Center at DFW International Airport. The five-building business park at Airport Freeway and Valley View Lane had tenants including Heritage Auctions, Samsung, Hello Fresh, Legendzways Distribution and Hussmann Corp.

BentallGreenOak operates more than $50 billion in offices, logistics, multi-family residences and retail properties worldwide.

Last year, the investor formed a partnership with Dallas-based Xebec Realty to fund US logistics projects across the country.

Dallas-Fort Worth is one of the nation’s premier investment property sales markets.

More than $1.4 billion worth of North Texas industrial buildings and warehouses were sold in the year ending May, according to the latest data from Yardi Systems.

Nearly 59 million square feet of D-FW warehouse space is under construction, the most of any metropolitan area in the United States.
